A Qualified Personal Residents Trust allows you to take your primary residence and your vacation home and transfer them to your heirs at lower than market value. You get to live in the properties for a specified period of time. As long as you live beyond that timeframe, your heirs get those assets at a very low value. If the property goes up, they save a lot of tax. A GRAT allows you to give stock, real estate or other assets that you think will increase in value away. You get to have your cake and eat it too because after each year of your GRAT term you get it back.
